First-time buyers do not need more hype. They need repeatable questions that keep research honest. Use these prompts inside the HOME framework. Always require the model to say “unknown” instead of inventing HOA fees, flood zones, or school data.

Before any portal — build your brief

Act as a careful research assistant, not a salesperson.
Buyer brief:

Rewrite this as a one-page brief. List assumptions I must verify with a lender and agent.
Do not invent interest rates or insurance costs.

Hunt prompts

Portal search queries

For each, note which filters to set manually.
Flag any filter the portal may not support.

Long-list triage

Rank against my brief. For each: Fit / Stretch / No — with one reason.

Questions before the first tour

How to use these prompts safely

AI is a research co-pilot, not a lender, inspector, or attorney. After every answer:

  1. Verify numbers with primary sources (listing, lender LOE, public records).
  2. Walk the property and neighborhood yourself.
  3. Never paste AI text into contracts as if it were fact.
