Master neighborhood brief

Do not invent school ratings, crime rates, or flood zones.

No fantasy traffic guarantees.

Human task: actually drive or transit the route twice—once at peak.


Amenities and “15-minute life”

For neighborhood [name/area], propose a checklist of daily amenities to locate on a map:
groceries, pharmacy, green space, clinic, coffee/third place, hardware.
I will fill distances myself—do not invent store names unless I provide them.

Risk and environment questions (verify officially)

List flood / wildfire / industrial / airport noise questions a careful buyer should research for [region type].
For each, name the *type* of official source (not a made-up URL) a resident would seek.
Remind me these are research prompts, not risk conclusions.

Never accept a chatbot “you’re fine on flood” answer.


School research (if relevant)

I care about [grade bands].
Create a verification checklist for school research (boundaries, enrollment, transportation).
Do not assign ratings. Tell me what to confirm with district sites and a visit.

Night and weekend test

Tour bias is Saturday sunshine. Prompt:

Design a 3-visit plan for a neighborhood: weekday evening, weekend morning, weekend night.
What to observe each time (noise, parking, lighting, activity).

Copy, fill brackets, paste into your AI of choice—then verify with primary sources (city open data, school districts, flood maps, your own walk).

Walkability and noise

I am evaluating [street/intersection]. List typical noise sources (arterials, rail, stadiums, airports) within 1 mile. Suggest what to listen for on a weekday 8am and Saturday 10pm walk. Do not invent traffic counts—flag unknowns.

Flood and insurance context

Summarize publicly known flood-zone concepts for [city/county] buyers (not a determination for a parcel). What documents should I request from my agent/insurer before offer? Emphasize verification steps.

School and amenities (neutral)

Without recommending a school, list how parents usually evaluate options near [area]: rating sources, boundary change risk questions, and tour questions. Stay neutral; no rankings invented.

Commute scenarios

Given work at [location] and home near [area], outline three commute modes and questions for Google Maps peak vs off-peak. Remind me to drive it myself twice.
